Periodic Inspection

This report, now called an Electrical Condition Report (ECR) is required by insurance companies, mortgage lenders

To comply with the Health and Safety at Work Act, all electrical installations should be periodically inspected and report on its condition should be recorded.

On the back of this report we can offer and recommend the remedial works to be undertaken to bring the installation into a safe manner in accordance with the latest version of BS7671.

On Domestic dwellings a ECR is required every 5 Years

From 1st June 2020, private landlords in England will be required to have the electrical installation in their rental properties checked by a qualified electrician to ensure that they are safe.

This means that:

    • Electrical installation must be inspected and tested prior to the start of a new tenancy from 1st July 2020
    • Checks must be carried out on any existing tenancies by 1st April 2021

These checks must then be carried out on a five yearly basis.

On Commercial Installations an ECR is required every 5 Years

The above timescale are indicative only and can be any time or at the clients request ie change of use, change of tenancy or at a request from a mortgage lender.

Portable Appliance Testing (PAT)

The electricity at work regulations require that all electrical items in the work place should be periodically tested. This service is available on request.
